What is the Process of Building a Flat Roof?

There are key differences between constructing a flat roof compared to a pitched roof and it’s important to understand the basic criteria.

The starting point involves laying roofing joists across the two upright items, which in most cases will be the walls of the structure. Using the steel joists will provide more stability and these are usually found in one, if not both, of the walls.

The distance between the joists is usually around 400mm, although this will depend on the size of the roof and type of material that will be applied. This is to reduce the amount of pressure placed on top.

U.P.V.C Guttering

UPVC gutters come in one continuous unit as they are made from mounded plastic. They have no seams and need no paint, hence a lesser chance of corrosion with time. ... They bend, twist and dent much easier than the plastic variants. PVC gutters are less costly and more convenient to install than metal guttering systems.

Fascia's & Soffits

What are Fascia's?

The fascia board is the one mounted at the point where the roof meets the outer walls of the house and is often called the ROOF LINE. However most people refer to it by the name of the main board that carries the gutter – the fascia or fascia's.

Fascia

The fascia board is the long, straight board that runs along the lower edge of the roof. The fascia is fixed directly to the lower ends of the roof trusses and usually does all the work of supporting the lower edge of the bottom row of tiles. The fascia board also carries all the guttering.

Barge-board

This is the board that is used on the gable end of a house. The condition of the barge board can often make or break the look of a house, and over the years it has evolved into some very attractive shapes.

Soffit

The soffit board is tucked away under the fascia board. It is usually the board that you see most of from street level. The soffit can be ventilated to allow the flow of air into the roof area. Alternatively, ventilation can be provided over the top of the fascia board. Many people prefer the latter solution these days. Without adequate ventilation, condensation will form in the roof void increasing the risk of timber decay.
